Homeowner Association (HOA) Common Area Turnover Inspection

When the Project is completed and prior to the HOA Turnover, PIW will use a pre-approved checklist to provide the Client with a final inspection, punch list, and documentation of the completed common facilities.



Homeowner Association (HOA) Maintenance Manual

PIW will provide a project-specific Maintenance Manual for the HOA Board and their management company that covers the maintenance of all interior and exterior common areas, the schedule of performance, and a sign-off chart to record completed maintenance by the responsible individual.




Annual Homeowner Association (HOA) Maintenance Surveys

Beginning in the first year of occupancy and continuing every year through the 10-year liability period PIW inspectors perform non-destructive inspections of all common areas. The inspections are designed to alert the builder to any sign that either: (a) the Homeowners' Association maintenance is not being carried out properly, or (b) certain elements that were part of the original construction are beginning to fail and need prompt attention.




Homeowner Maintenance Manuals

PIW provides a unit-specific maintenance manual for each of the individual homeowners covering the maintenance of all interior and exterior of all privately-maintained unit areas and a sign-off chart to record completed maintenance by the responsible individual. This program also includes the National Homeowners Maintenance Manual.

















For Rent Projects


Common Area Completion Inspection

When the Project is completed and prior to the turnover from the general contractor or in-house construction team to the facilities management team, PIW will use a pre-approved checklist to provide the Client with a final inspection, punch list, and documentation of the completed common facilities.




Facilities Maintenance Manual

PIW will provide a project-specific Maintenance Manual for the facilities management team that covers the maintenance of all interior and exterior public areas, the schedule of performance, and a sign-off chart to record completed maintenance by the responsible individual.



Facilities Maintenance Surveys

Every year PIW inspectors perform non-destructive inspections of all public areas to alert the owner to any sign that either: (a) the maintenance is not being carried out properly, or (b) certain elements that were part of the original construction are beginning to fail and need prompt attention.
